More homes sold across the Emerald Coast during the first half of 2026. More transactions closed. More buyers and sellers reached agreements. Those numbers are important, but they tell only part of the story. Behind them is a market shaped less by exuberance than by discipline. Market activity and market appreciation are not the same thing, and the first half of 2026 drew a clear distinction between them.
Across the Emerald Coast, the story was not simply one of recovery but of broader participation. Along the east end of 30A, 223 homes closed during the second quarter, a substantial increase from a year ago, while active inventory declined by nearly one-quarter and supply tightened to roughly seven months. Seacrest Beach tripled its home sales. Watersound Origins posted significantly more closings without requiring buyers to chase higher prices. WaterColor absorbed considerably more inventory while maintaining barely three months of supply. These are not the hallmarks of speculation. They reflect a market where buyers are responding to realistic pricing, and sellers are aligning expectations with recent comparable sales.
Just as notable is what the data does not show: a corresponding surge in values. In many communities, average sale prices rose sharply, but price per square foot — a more consistent measure of value — painted a far more measured picture. In Burnt Pine, average sale prices climbed as larger homes changed hands, yet price per square foot softened. At Watersound Beach, an increase in more attainable inventory pulled average sale prices lower even as transaction volume accelerated. Sandestin’s average sale price benefited from several high-end transactions, while price per square foot advanced only modestly. Across the region, the pattern is consistent. The market expanded through greater participation, not widespread price inflation.
