Genesis
Las Catalinas, a visionary coastal town nestled along the pristine shores of Costa Rica’s Guanacaste Province, was born from a dream to create a pedestrian-friendly community that harmonizes with its natural surroundings.
Established in the early 2000s, it combines world-class new urban design with the unspoiled beauty of the tropics. From its inception, Las Catalinas has championed a lifestyle centered on connection—to nature, to neighbors, and to the moment.
The land remains largely pristine with only 200 total acres that was ever intended to be developed our of more than 1,200. Recently a substantial divestiture of property reduced the overall size of development to more nearer to 145 acres.

The layout of Las Catalinas reflects its commitment to walkability and community.
Winding pedestrian streets and plazas are free from cars, fostering a sense of tranquility and togetherness. The town is framed by two stunning beaches, Playa Danta and Playa Dantita, and backed by 800 acres of preserved tropical dry forest.
Homes, shops, and gathering spaces are seamlessly integrated, creating a town where every corner feels alive with possibility.
Some of the people that had early involvement in Las Catalinas influenced the layout by virtue of their history working in Seaside, Florida. Doug Duany, the brother of Andres Duany was the early landscape advisor to Seaside where he championed “what grows belongs” approach to landscaping with native materials.
Each calle is accessed by either steps or gentle ramps making the town accessible to all while creating a comfortable density due to the lack of cars and no need for garages and large roads.

The town is organized around an urban code and regulating plan that specifies lot build dimensions, minimum and maximum building heights and required open spaces.

Las Catalinas
Started in the middle of the 2000’s as a fortuitous land purchase with a vision, Las Catalinas models itself after the New Urbanist style of town layout but takes it one further.
The car here is not your enemy. Controlled traffic patterns and centralized parking leaves Beachtown west of the main roadway with pedestrian streets and a very comfortable vibe.
Now fully mature, Beachtown offers living homes and an open town not behind concrete walls, yet well protected with security and amenities for all.
East of the main road is the newest development area of Las Catalinas known as the El Prado. In time, this will be flats and homes that offer more residential living with drive up access.
Reserva Conchal
A long standing development area, Reserva Conchal is home to the Westin and to residential living with a great beach and a fantastic beach club amenity.
A noted family has been slowly and steadily creating a series of well planned subdivisions of a large area near Huacas and Brasilito.
Each area is a community unto itself with its own nearby amenity essentials. The vast green spaces between sections and indeed between homes create a natural setting the complements the living standards that are maintained by the carefully thought out growth.
Flamingo
Flamingo Marina opening in 2023 was a milestone for the wider area of Flamingo Beach.
Spanning a well defined peninsula and outlined by the beach around Bahia Potrero to the North”ish” and then along the west with among the most popular local beaches, Flamingo is vibrant now with the shops at the Marina and J.P’s Grill newly opened in 2024.
There a many restaurants, real estate offices, car rental locations and generally a fun vibe like those found at Coco Loco.
Now extending development well beyond Margaritaville, Cantomar and other areas of fine homes now line the beaches and the hillsides making Flamingo a destination for those seeking great views, great times and great nearby walking amenities.
Playa Potrero
The simplest thing to say about Potrero is that it is a real town. With its central soccer field that establishes the weekend gathering spot for the residents and their kids, Potrero is like any of the many smaller towns that dot the roadways of Guanacaste along its Northwest shores from south of Tamarindo to Bahia Papagayo.
Here it serves as a place for those wanting a more relaxed feeling of being truly welcomed and local. With a few key neighborhoods of eclectic, moderate and luxury homes, the main area is announced by the Vaca and the roadway lined with restaurants, sports bars, fine cafes and a couple of Sodas and a Mercado.
Being on the beach at Hemingway’s is a fun time for all. The trifecta of Flamingo to Potrero and then along into Las Catalinas creates a warm and inviting Costa Rica experience.
Tamarindo
Tamarindo is the most widely known and significantly developed town in the tourist region of Northwest Guanacaste. It is traveled mostly by the young and young at heart seeking the fabled Pura Vida surf life and lifestyle.
Still, east of the beaches and into the hills and including Langosta, there are many new subdivisions of finer homes and luxury homes as well as nicer affordable condos.
Tamarindo is a completely livable town with everything needed from hardware stores to pool supplied to great restaurants and fine beaches.
It is more “free” and easy on the beach and you can expect there to have some of the more cliche approaches from vendors of all types.
Bahia Papagayo
While there is a specific development called Bahia Papagayo, the wider zone also includes the Four Seasons, Cacique by the Waldorf and even along to Playas Del Coco, which while not within the Bahia itself is part of this broader region.
A less discovered roadway to the airport at Liberia is smooth and well paved beginning just south”ish” of Coco and running along the coast quickly to many little areas along the way and finer established luxury destinations.
Bahia Papagayo proper is a large government sponsored concession area in cooperation with well noted developers to create a safe, clean, upscale and predictable town, area of homes, areas of commerce and clear beach access for all.
